Meadow Creek Condo Association Annual Meeting Notes 6/5/2017



Financial Update from Molly Tutt

·        There is no longer a drop box for dues. If you do not have auto withdrawal you need to mail your check to 1920 Rockford Rd SW Unit 21. If you would like to sign up for auto withdrawal please contact Molly.

·        Current account balances – checking $53,507, savings $2,725, main expenses are electricity, water, insurance, security, garbage, snow removal, and lawn care. An Income Statement was provided.



Parking

·        Now that the work on 18th Street has finished we will reseal the parking lot in the fall. This will prevent residents from accessing the parking lot for a couple of days. Residents will receive advanced notice & will need to park on 18th Street or Rockford Rd.

·        The No Parking signs that were on 18th Street have been removed, parking is once again allowed behind the development.

·        Reminder – there is no parking in front of the 1900 building & you cannot park at the north end of the row of garages. These areas need to be kept open for emergency vehicles to navigate through the lot. Parking in these areas may result in having your vehicle being towed. It could also result in your vehicle being hit by a fire truck.

·        When the lot is resealed lines will be repainted & your unit number will be painted on your parking spot.

·        If someone is in your spot you can have them towed. Pro Tow may be able to get to the development quickly.



General Maintenance

·        Please contact a board member if any light bulbs need to be changed or if there are other maintenance issues needing attention.

·        There are several hornets’ nests around the property, we will look into taking care of those.

·        If you are able to do any pruning of bushes please feel free, the more owners & residents are able to do the less we will pay out in lawn care expenses.

·        We plan to start replacing roofs next year replacing 1 per year starting with building 1900.

·        We will be looking at cracked stairs to see what needs to be replaced.



Other

·        Please be respectful to your neighbors & their property.

·        Do not leave garbage in the hallway. Also do not let your personal belongings (toys, etc) accumulate in the hallways. Do not litter, this includes cigarette butts.

·        If your neighbors are committing a crime please contact the police.

·        Please do not attempt to throw away televisions, grills, beds, and other large pieces of furniture as our waste removal company will not remove them without an additional fee.

·        Please clean up after your animals. Dogs need to be on a leash.

·        The Iowa Humane Alliance has been spaying & neutering the cats that have made a home on the property. Their process is to spay or neuter the cat & return it to the location they found the cat.

Financial Update from Daren Schumaker

·        Auto withdrawal is available, dues can be deducted from your bank account monthly. See Daren for more information.

·        Daren has been working hard to get everyone up to date on their dues, the previous treasurer had not been following through with this so it has been a challenge.

·        Current account balances – checking $42,000, savings $2,700, main expenses are electricity, water, insurance, security, garbage, snow removal, and lawn care.

·        It had been brought up that some residents would like to do an internal audit. Mary Knapp has volunteered to do this, if anyone else is interested please contact Daren.



Parking

·        In the fall we would like to have the parking lot resealed with lines & unit numbers repainted. This is dependent on the construction on 18th Street being completed, currently many of the homes on 18th Street do not have access to their driveways or on street parking in front of their houses so they are parked along the stretch of 18th Street that we have been able to park on in the past when we had the lot resealed.

·        Reminder – there is no parking in front of the 1900 building & you cannot park at the north end of the row of garages. These areas need to be kept open for emergency vehicles to navigate through the lot. Parking in these areas may result in having your vehicle being towed. It could also result in your vehicle being hit by a fire truck.

·        The board members do have a notice that has been placed on vehicles, there is a copy of this notice enclosed if you would like to use it.

·        Someone has written notes in Sharpie on vehicles regarding parking, do not do this. Please be respectful of your neighbors & their property.



Grills

·        A condo had received a notice that they could not use their grill on the first floor, it is unknown who the notice came from, it was not from the board. See the CRFD’s Outdoor Cooking Grill pamphlet (enclosed) for accurate information on the rules regarding grills.

·        The 1900 building has noticed bird nests in some of their dryer vents, we will work to get those removed.

ANNUAL OWNERS MEETING 2012

JUNE 14TH IN PARKING LOT OF 1960 BLDG
We had 12 people attend.
We noticed that the right hand post on the fence around dumpsters has broken, so be careful closing the doors until we can get it fixed. We need people to follow the rules on puttting trash and recycleable in proper container. Sue Person ( Secr.) will talk to A-1 Disposal Service and get our trash picked up every M-W-F like scheduled. We have a three year contract with them so we are pretty well bound to that. She will check about other things that A-1 can do for us and let the board know.
We discussed the parking issue we have of cars not parking in designated assigned spots. We will start removing vehicles  parked in front of building 1900 and have them towed away at owners expense. Any board member that see this can call  Darrah's (319-363-7900) at any time to have a vehicle towed. We have warned that this is a main entrance to the complex and also our main fire lane to get into here, so we do not want cars parked in that area.
We discussed that there are still open units not sold and why can't we get them sold. Austin ( Tres.) said he is still working with the banks to release the properties to us to sell.
Lawn care was talked about and Ginger (V.P.) said that we still have no budget to be able to have bushes trimmed. We will check on this , but if you are able to trim bushes or trees feel free to do so.
It was brought to our attention that the security light on the end of the garages near garbage area is out. We will try to replace it soon. We also talked about the grassy area open behind garages and can we make that into something else. Randy (Pres.) said he would get quotes on maybe black topping that area for extra parking. He will check with the city zoning people if that can even be done. The board will meet soon on what he has found out.
We had an election of open board member, Randy said Daren Schumaker from unit #48 would be interested. We put it to a vote and it was unanimous in favor of him.

Board Meeting on 4/26/12
We meant at Randy Crawford's house, Ginger, Brad, Randy and Sue.  We found out that Condo #5 has filed for bankrupcty.  We dicussed when we would have the Annual meeting, we decided it to be on June
14th at 6:00 p.m.. We need to vote in another new director spot. We need to discuss better parking signs.
Need to discuss about garbage/waste disposal/recycling pickup to be better. Need to talk about what units are still open and not filled. Also Brad told us he could be moving soon, so keep that in mind.

Meeting

Randy will check on lights burnt out in hall buildings and get
them replaced.
Randy is trying to get in contact with Gee's Asphalt to have
them repaint the lines in the parking lot. Randy will have the
numbers repainted by condo directors.
We are still trying to keep cars from not parking in front of
1900 condos. the law states this is a main driveway into the complex
so we, the board, have the right to notify cars that disobey the
law can have them towed away at the owner's expense.
People should park their vehicles in their assigned parking
spot and/or in their assigned garage, not in the way for
Emergency vehicles or Fire engines. If someone is parking in
your assigned parking spot the homeowners are responsible
for calling the police (286-5491) for the unauthorized
vehicles removal from your assigned space.
Lynnae Kriz said their is gaps around the holes where the wiring
goes into the building that is letting in cold air and bugs. Randy said
he would try to get some foam in a can and spray around the areas.
Austin said that vents were leaking on top of the roof and so far he
has had 10 vents replace plastic ones with metal ones. Please let
him know if you have any water leakage problems from the roof.
Lynnae Kriz said their is a moth nest on the siding of the north
side of the 1960 bldg. We will see if we can get some bug killer
andspray the nest.
Barb Rogen noticed that in their 1940 bldg yard that someone
has removed 3 bushes, if anyone knows who removed them
please let Randy Crawford know.
Randy asked that if when you are putting your garbage and waste,
please put it in the dumpsters so they will take it. They will not
pick up stuff left on the ground.
Association fee was discussed that we need more money in
our reserve funds, for replacement of roofs in the near future.
Buildings 1900 and 1920 was built in 2004/ 2005. The
directors suggested we increase the fee to $10.00 per mo. and
then increase it again $10.00 more dollars the first of the year.
It was discussed and everyone decided to just increase it now
to $20.00 more a month now. We had a vote and the majority
decided we would raise it and start the increase on September
1st from $80.00 to $100.00 per month. We will reprint
monthly dues slips to pass out to owners with the new fee
and date due on them.
Randy asked people who have damaged garage doors please
have them repaired, they are responsible to keep up their
property.
It was brought up that there is an extra garage the Jerry's
homes own, but they do not pay dues for, due to the 8Th unit
not being built on 1940 leaves an extra garage. They told the
association we could buy the garage for $10,000.00, at this
time is not an option. The owners present at the meeting
thought it was only fair to assess a dues to Jerry's homes,
since we are losing out on the dues of a full unit.
Austin said he would check into that.
