Master Insurance Policy - Update

Hi everyone!

If you, or your mortgage companies need copies of the new insurance policy please let Brandon know. E-mail meadowcreekassoc@yahoo.com or refer to your Homeowners Calling List for Brandon's number.

We understand that not everyone has access to e-mail, but we'd like to e-mail these documents to you if possible. (To save paper and ink) Contact Brandon by phone or e-mail with the e-mail address you want him to send the documents to you at. If leaving a voicemail, please spell any intricate e-mail addresses. If you don't have access to e-mail, please let us know and we'll get you copies.

We have the documents in PDF format and will require Adobe Reader to open. Most PC's/MAC's these days have this already installed.

Notes:
*In June a garage door was backed into & needed to be repaired. Since the damage came from the outside & we do not know who caused the damage the association was responsible for paying the bill of $474.95.
**There was a crack in a pipe leading to the outside water spicket on the west side of the 1960 building. This crack resulted in extensive water damage to unit 34. The association was responsible for fixing the pipe & the drywall. This cost was $500.00

We have switched a few companies that we use in an effort to save money. We are now using Pro Lawn for lawn care & snow removal. We have switched to Auto Owner’s Insurance for the association’s insurance. Fire Protection Testing

Dear Homeowner,

The Board of Directors wants you to know that PerMar will be testing our Fire Systems.

PerMar will be here on August 13th, at 3:00pm to complete the test. You or your neighbors may experience temporary alarm activations. Please do not be concerned during this time frame. The tests should be completed within one hour.

It will not be necessary for PerMar to enter your home for this test.

Homeowner Updates

We are still seeking out quotes from various Insurance Companies to hopefully lower our insurance premiums, while carrying the same, if not better coverage’s.

We are also seeking quotes from new lawn care companies in the area. We are looking for more affordable lawn care. Additionally we are seeking snow removal services that have bobcats or the ability to move snow to our drainage ditch. Not just to the sides and piling it up in our already limited parking area.

The best time to reach a member of the board is Monday-Saturday between the hours of 10:00am and 8:00pm. On Sundays, between 11:00am and 8:00pm. If you experience an emergency that requires the Boards immediate attention after hours, please call down the call list until you reach someone

Meadow Creek Homeowners Association Rules
Revised July 2008

All owners, tenants, families, guests and other persons using or occupying the property shall be strictly bound to comply with the bylaws of the association and other condo documents, rules and regulations lawfully made by the association and its directors, officers or agents.

Failure of anyone to follow these rules is grounds for action to recover sums due for damages on part of the association or for mandatory injunctive relief.

No activity is allowed which unduly interferes with the peaceful possession and the proper use of the property by its owners. Nor shall any fire hazard or unsightly accumulation of refuse be allowed.

Dues are to be paid by the 1st of each month. Any dues paid after the 5th of each month will be assessed a $25 late fee. If dues or assessments are in default more than 30 days you will be required to pay all remaining installments for the year within 20 days and/or a lien may be placed on the owner’s condo.

If you smoke be considerate of those who don’t. Please do not smoke around open windows and ensure proper disposal of butts in a proper receptacle.

If you have dogs, please remember to pick up after them.

Parking was assigned as per a majority vote in 2007. Please make an attempt to resolve any parking misunderstandings before towing. In the event a tow is needed, please call the CRPD at 319-286-5491. Inform the police we have private assigned parking, with signage posted. Towing will be expensed to the vehicle owner.

Visitors may park along the edge between 1960 and the 1940 building or in front of the 1940 building. Once the 1940 building is built the spaces in front of it will be assigned and subject to the same rules. Parking in front of the 1900 building is in violation of Fire Code. Parking in this area will be limited to 5 minutes for pick up or drop off. Activities such as dropping off groceries. Please use your hazard lights for this short term parking. If a vehicle is parked in front of the 1900 building for more than the allotted 5 minutes, CRPD will be contacted to have the vehicle towed. In order to maintain compliance with Code, this is non-negotiable.

If you need to dispose of furniture, appliances or other large items; you are responsible for paying the fee that the garbage removal company charges to remove these items. The fee is currently $15 per item, this price is subject to change. Please contact the treasurer to arrange payment.

The last meeting was on Wednesday June 18th. Items of business were 1)voting of new officers 2) reviewing insurance policies for cheaper rates with same or more coverage 3) money issues 4) reviewing lawn care companies.

The new officers are Jay Nunemaker, Austin Coon, and Brandon Petschow....Welcome to the team!!! On Sunday June 29 we will meet as a board to decide on officers. New rosters will be printed and distributed.

Ginger has looked in a few new insurance companies to cover the condos with a huge cost saving. We will also be meeting with a State Farm agent at our June 29th meeting to see another quote. We will keep you informed that we may pick the best company/coverage.

The financial report was handled out on June 18th. If anyone would like this please contact Barb Rogen between 7am-9pm. Thanks. The board is trying to not raise dues and is asking for owners help is keeping up with the grounds. Ginger and Robin have both sprayed round up around building 1960. We ask if possible to pull weeks and prune the bushes to keep lawn care cost to a minimum.

Open discussion:

We will be painting the fire lanes in front of building 1900 (no longer will be used for visitor parking) Please note we do have visitor parking by building 1960 and the unbuilt 1940. Other parking is available on the surrounding streets.

Towing procedures: Anyone can call to tow a vehicle. Please state when calling that we live on "private property", we have "assigned parking" and "posted signs".
